When it comes to creating and dealing with plats, there are a lot of factors to keep in mind. We’ve talked previously about how a plat gets created and tax considerations and plats. In this article, we are going to offer some plat tips for dealing with monuments and easements.
Plats & Monuments
Any plat involving a monument must depict the monument in question – as it has been set by surveyors. All distances and directions for each boundary line also need to be depicted on the plat. In order to prevent gaps or overlaps between plats, the name and boundary line of all adjoining plats must be properly identified.
Plats & Easements
It’s also important to depict on the plat any easements that impact the land in question. When creating a plat, it’s common to encounter easements that interfere with the plat. These easements can typically be vacated with enough time to secure the necessary approval. A new plat may also establish areas of easement. Common areas like parks, pedestrian walkways, parking lots, and the like can also be created on a plat.
