In today’s blog, we explore how to navigate a situation where a seller is insisting you use a particular title company.
We urge you not to close off any seller who wants some input into the process. After all, they are the ones who will be accepting the deal. They are certainly within their rights to pass on an offer that you submit because of concerns or issues with your chosen title company. In these situations, it’s oftentimes in your best interest to have an open conversation with the seller. Ask them why they are so particular about who you choose for a title company, or why they want to avoid a specific title company?
“You seem quite focused on who I select to perform a title search. Is there any particular reason you’re interested in who I move forward with for title services?”
“Is there a particular reason you’re insisting I move forward with ______ instead of a title company of my choosing?”
Oftentimes their answer is simpler and much less nefarious than it may seem from the outside. Perhaps they do a lot of commercial transactions and have found that they have had outstanding service from one company, or maybe they’ve found that a different provider moves slower than they’d prefer. It’s much more likely that they have a valid reason for expressing their opinion than they are trying to direct you to a specific company in order to pull a fast one on you and hide something problematic about the property, but it’s at least worth broaching the subject with a question or two.
