There are a number of ways you can work to avoid being scammed, and we’ve covered many of them on our blog in the past. With that said, our two biggest pieces of advice are:
Purchase Title Insurance
An owner’s title insurance policy protects you in the event that someone makes a valid or malicious claim on your property. This one-time policy fee is roughly 0.5% to 1% of the purchase price of your property, but it provides you with 100% coverage in the event a claim is brought 10 days or 40 years into your ownership of the property. Even in the incredibly rare case where there is a legitimate claim on your property, you won’t be out tens of thousands of dollars or more. This policy fully protects your financial interests. Given its low cost and the downsides of not having a policy in place, a title insurance policy is one of the single best things you can do to avoid major financial issues with your commercial property.
Work With a Title Company
Finally, to avoid being scammed during the purchase or sale of a property, you’ll want to work with a commercial title company like Commercial Partners. We’ll vet buyers, ensure sellers take care of any issues with the property and hold funds securely until closing day arrives. We’ll make sure funds are exchanged in a safe and timely manner so that you don’t have to worry about sending money to an imposter. When you bring in a neutral third party to help facilitate the deal, it forces all parties to act in good faith if they want to see the transaction through. Let us keep everything on track and avoid financial issues by assisting with all aspects of your next commercial acquisition or sale.
